  • Layout approvals (or the lack of them)
  • Conversion hassles (agricultural → residential)
  • Risk of encroachments

✅ Apartments are productized

You buy ready or under-construction homes with defined specifications.

  • Easier to finance
  • Legally clearer (with RERA oversight)

In a way, buying a flat is paying a premium for convenience and predictability.
Buying land is betting on freedom and long-term upside — with more legwork.

  • You want a legacy asset

    • You want to move in, resell, or rent quickly
    • You prefer easier financing
    • You want fewer legal or development hassles

    Whether it’s a plot or an apartment, buying from a reputed developer usually reduces risk.
    You’re more likely to get:

    • Clear titles
    • Proper approvals
    • Planned infrastructure

    But even then — never skip due diligence.
